Sealcoating is the process of applying a protective black coating to asphalt pavements in order to preserve its structural integrity and enhance its appearance. Asphalt itself is a mixture of aggregates (stone, sand, gravel) and a liquid binder that holds it together. Each day, asphalt is exposed to elements that cause deterioration, cracking, and more. Sealcoat acts as a shield to protect from these elements and can extend, and even double the life of your driveway. For best results, we hand-brush every driveway.
Cracks are inevitable and will form in every asphalt driveway over some time. The rate at which cracks form and/or expand relates heavily to the structural integrity of the existing asphalt layer, surrounding water flow, and freeze/thaw cycles through the winter. You cannot stop cracks from occurring, but they can be well-maintained by using commercial grade materials such as hot rubberized tar or cold pour Gator Pave crack sealant. Normally, crack filling is performed along with sealcoating, but this can also be an individual service.
Sometimes, only one or few areas of your driveway may fail but the majority is still in good shape. In this case, you do not need to invest in a whole new driveway. We can replace these areas individually for a fraction of the cost. We saw cut the perimeter and remove the damaged asphalt so the new asphalt can be flush and level with the existing surface. For long lasting repairs, we use hot asphalt directly from a local mix plant with a minimum thickness of 2 inches. Once a patch is completed, it will stand out from the existing driveway due to its deep black color and texture. Even after sealcoating, a patch will still be somewhat noticeable.
Every asphalt driveway will reach a point to which it needs to be replaced, or resurfaced with a new layer of asphalt. Residential paving can refer to either 1) an “overlay” or 2) a “remove and replace” (“R&R”). An overlay is when a new layer of asphalt, approximately 2” thick, is installed on top of the existing driveway. This is cost-efficient option for repairing surface damage such as small cracks, minor ruts/depressions, some water damage, potholes, and so on. Once the asphalt and its sub base has deteriorated significantly, an overlay is no longer feasible and a complete R&R will be recommended. This process entails exactly what it sounds like - digging up and replacing the entire driveway with (2) new layers of asphalt - a base course and a finish course.
Add additional square footage or parking spaces to your current driveway. Excavate 10” of soil using the mini excavator. Install 6” of modified stone. Over the stone, install 2” of base course asphalt and compact. Over the base course, install 2” of finish course asphalt and compact. The new extension will be visible due to the deeper black color and the texture. If a uniform look is desired, an overlay of the entire driveway is needed.
We provide a self-heated power washing unit to clean surfaces using a surface cleaner attachment or a wand. Driveways may need to be power washed to remove algae, moss, ground-in dirt or debris. Houses up to two-stories can also be power washed. We do not power wash stucco or hard to reach areas. Deck and Patio power washing is also an option.
Resolve water issues such as standing water or water flowing to unwanted places on the property. Asphalt repairs and berm installations can simply redirect water, or drains and underground piping can be installed to move the water farther away from the area.
